What Moves the Price
- Roof condition: a roof that needs seam reinforcement every ten feet and fifty patch repairs costs more to prep than to coat. Prep is where estimates diverge.
- Wet insulation: saturated areas must be cut out and replaced before coating. A few soft spots are routine; widespread saturation means restoration is the wrong tool — here’s how we decide.
- Detail density: every curb, pipe, drain, skylight and HVAC unit is hand-detailed. A clean warehouse field runs cheaper per foot than a hospital roof crowded with penetrations.
- Height and access: staging, safety setup and material hoisting all scale with building height.
- Size: mobilization is roughly fixed, so unit cost drops as square footage climbs. This is exactly why large distribution centers, plants and multi-building portfolios get the best economics — and why our rigs travel nationwide for them.
A Worked Example: 20,000 Sq Ft Warehouse
Take a 20,000 sq ft metal-roofed warehouse with fastener leaks and surface rust:
- Coating restoration: roughly $60,000–$120,000, installed in days, no tear-off, no dumpsters, production running underneath the whole time
- Replacement: roughly $160,000–$300,000+, weeks of exposure and disruption, landfill fees — and you still end up with a roof that will eventually need maintenance
The coating also resets the clock renewably: when the topcoat weathers in 10–15 years, a lower-cost recoat extends it again without starting over. And there’s a bookkeeping angle your CFO will care about — coatings are often treated as maintenance rather than a capital improvement.
Cost Questions We Hear Weekly
Why do quotes for the same roof vary so much between contractors?
Usually prep scope. A low bid that skips seam reinforcement, rust treatment or wet-area replacement isn’t cheaper — it’s a coating over problems that resurface in year two. Compare what’s in the spec, not just the bottom line.
Does a reflective coating actually reduce operating costs?
Yes — the white topcoat reflects solar load, cutting air-conditioning runtime on conditioned buildings. Facility managers typically see the difference the first summer.
Do you price multi-building portfolios differently?
