Grand Blanc sits at the junction of I-75, I-69 and US-23, which is a large part of why it kept building while other parts of Genesee County did not. Building New in Grand Blanc
Foam is dramatically cheaper before drywall. We schedule around the builder’s trades — after rough mechanical and electrical, before insulation inspection — and spray the assemblies that matter most:
- Rim joists all the way around the basement. This is the highest-value foot of the whole house.
- Cantilevers and overhangs, sealed at the perimeter so there is no air path into the joist bay.
- Garage ceilings under bedrooms and bonus rooms.
- Exterior walls where the spec calls for foam, giving continuous air sealing at every stud, plate and penetration.
- Attic knee walls and sloped ceilings before they are closed in.

Retrofitting What Is Already Standing
For the 1990s and 2000s subdivisions off Saginaw, Perry, Baldwin and Hill Road, the work is the familiar list: air seal the attic plane, top the insulation back up to depth, foam the rim joist, deal with the bonus room over the garage. It is a one- or two-day job on most houses and it changes how the second floor feels in both January and July.

Should I use spray foam in a new Grand Blanc home?
If you are building, this is the cheapest and best opportunity you will get. Foam in the rim joists, cantilevers, garage ceilings under bedrooms and — where the design calls for it — the full exterior wall cavity, all while the framing is open and before drywall. Builders in Grand Blanc Township increasingly spec it because it lets them downsize HVAC equipment and hit blower door targets without a fight.
Can you insulate a house that is already finished?
Yes. Attics, rim joists, crawl spaces, garage ceilings and bonus rooms are all accessible without demolition. Finished exterior walls are the exception and normally require either dense-pack blown-in through small access holes or an open-cavity moment during a remodel.
Do you insulate barns and outbuildings in Grand Blanc Township?
Yes. Once you get east and south of the township's subdivisions there are working properties with pole buildings and shops. Foam under the steel eliminates condensation and makes the building practical to heat.
