Southfield Insulation Company & Roof Restoration Contractor

Attic Insulation for Brick Ranches, Roof Coatings for Office Buildings

Southfield is two markets in one city. On the residential side it is block after block of well-built 1950s and 1960s brick ranches and colonials — the kind of house that will outlast everyone reading this, and that leaks air like a screen door. On the commercial side it is one of Michigan’s largest office markets, with hundreds of low-slope roofs along Northwestern Highway, Telegraph and the Town Center corridor that are candidates for restoration rather than replacement. SprayTight works both sides.

Southfield Homes: What We Actually Find

The brick veneer on a Southfield ranch is a rain screen, not insulation. Behind it is a 2x4 framed wall that may or may not have anything in it, and above it is an attic that in 1958 got four inches of loose fill and has been settling ever since. The attic is where the money is. Air seal the ceiling plane, baffle the soffits, bring the insulation up to a modern depth, and a Southfield ranch behaves like a different house.

The second-biggest win is the band joist — the wood rim that sits on top of the block foundation all the way around the basement. On a house this age it is usually stuffed with a batt that does nothing. Two inches of closed-cell foam there seals dozens of feet of the single leakiest joint in the building.

  • Attic air sealing and insulation for 1950s–60s ranches and colonials
  • Rim and band joist closed-cell foam in block-foundation basements
  • Dense-pack blown-in for framed walls behind brick veneer
  • Garage ceilings, cantilevers and additions
  • Federal 25C tax credit documentation provided

Southfield Commercial: Restore the Roof, Do Not Replace It

A tear-off on a 40,000 sq ft Southfield office roof means dumpsters, exposure risk, tenant disruption and a landfill bill. A spray-applied foam roof or a coating restoration means none of that. We clean and repair the existing membrane, then apply a seamless system over the top that self-flashes every curb, drain and penetration, adds R-value, and reflects summer heat instead of absorbing it.

No Tear-Off

Recover in place over most existing built-up, modified bitumen and single-ply roofs.

Adds Insulation

Foam builds R-value into the roof assembly, not just a waterproof skin.

Seamless

No laps or fasteners to fail — the most common leak sources on a flat roof.

Renewable

Recoat every 10–15 years and the roof keeps going instead of ending up in a dumpster.

Southfield Insulation & Roofing FAQs

Can you spray insulation into the brick walls of a Southfield home?

Not into the brick itself, and you should be careful with anyone who offers to. A brick-veneer wall has a drainage cavity behind the brick that has to stay open — filling it traps water against the sheathing. What we do instead is insulate the framed wall behind the brick, either with dense-pack blown-in from the interior or with foam where the cavity is open during a remodel. On most Southfield ranches the attic and the band joist give you far more savings per dollar anyway.

What does attic insulation cost in Southfield?

It depends on attic square footage, how much old material has to come out, and how much air sealing the ceiling plane needs. A straightforward air-seal-and-blow on a 1,400 sq ft Southfield ranch is a one-day job; a two-story with knee walls and a finished bonus room takes longer. Estimates are free and itemized so you can see the sealing and the insulation priced separately. Qualifying work earns the federal 25C credit, 30% of materials up to $1,200.

Do you do roof rejuvenation and coatings on Southfield commercial buildings?

Yes. Southfield has one of the densest concentrations of office and mid-rise commercial property in Oakland County, and a lot of those roofs are aging single-ply or built-up systems that do not need a tear-off — they need to be cleaned, repaired and recoated. We install spray-applied polyurethane foam roofing and elastomeric and silicone coating systems that restore the roof in place and add insulation value at the same time.

Which Southfield areas do you cover?

All of 48033, 48034, 48075 and 48076, including the neighborhoods around the Town Center, the areas off Evergreen, Greenfield and Telegraph, plus Lathrup Village, Oak Park, Berkley, Royal Oak and Franklin.
