Metal Roofs Are a Coating Problem, Not a Roofing Problem
A corrugated or standing seam metal roof over an Auburn Hills warehouse rarely fails in the middle of the panel. It fails at thousands of fastener penetrations and at every lap, where movement and corrosion work together. Replacing the roof means unbolting all of it. What is the difference between an elastomeric, silicone and acrylic roof coating?
Acrylics are water-based, economical and reflective, and they perform well on roofs that drain properly — they do not like standing water. Silicones handle ponding better than anything else and hold up to UV extremely well, but they are slick when wet and need granules in traffic areas. Elastomeric urethanes have the best abrasion and impact resistance, which matters on a roof with constant service traffic. Can you coat a metal roof?
Yes, and it is one of the best uses for a coating system. A standing seam or corrugated metal roof leaks at the fasteners and the laps, not in the middle of the panel. A coating system with reinforcing fabric over the seams and fastener heads seals all of it at once, stops the rust cycle, and dramatically cuts the heat gain from a metal roof in July. It also eliminates the noise and disruption of a metal re-roof.
How long does an industrial roof coating last?
Depending on the system and the mil thickness applied, warranties run 10 to 20 years. The important characteristic is that coatings are renewable — at the end of the term the roof is cleaned and recoated at a fraction of the original cost, and the clock starts again. You are not building toward another replacement.
