Pontiac is the Oakland County seat and one of the oldest built environments in the county — masonry commercial buildings around the Woodward Loop, mid-century industrial along Baldwin and South Boulevard, county and municipal facilities, churches, schools and a large stock of small retail. The Four Leaks We Find Over and Over
- Parapet and wall flashing. Pontiac’s masonry buildings have tall parapets. The transition from roof to wall is where movement concentrates, and where counterflashing pulls loose or the membrane termination gives up.
- Ponding at the drains. Undersized, clogged or settled drains leave water standing for days. Every hour of standing water is an hour of hydrostatic pressure on whatever weakness exists.
- Split seams. Aging modified bitumen and single-ply that has thermal-cycled through thirty Michigan winters. The field is intact; the laps are not.
- Abandoned penetrations. Old rooftop units removed and the curb simply covered over, or gas lines and conduit run across the roof on blocks that grind into the membrane.
Repair First, Restore When Repair Stops Making Sense
If your roof has one or two identifiable failures and the assembly underneath is dry, we repair it. That is a legitimate outcome and we quote it as such.
The point where repair stops making sense is when you are calling every spring. At that stage we do a proper inspection, cut cores to see whether the insulation is wet, replace the saturated sections, and then spray polyurethane foam across the entire roof. The foam is tapered at the low spots to move water toward the drains, it self-flashes every curb and parapet transition, and it gets a protective coating on top. You end up with a seamless surface, better insulation than the building has ever had, and a roof that gets recoated rather than replaced.

What causes most flat roof leaks in Pontiac?
In our experience, four things, in this order: failed flashing where the roof meets a parapet or a wall, ponding water at a clogged or undersized drain, split seams on an aging modified bitumen or single-ply membrane, and penetrations around old rooftop units that were abandoned in place rather than removed and patched properly. Pontiac has a lot of older commercial stock where the roof has been repaired repeatedly, and the repairs themselves become the leak path.
Can a flat roof be repaired in winter?
Emergency repairs, yes — we can stop active water entry year-round. Full foam and coating application needs surface temperature and dry conditions, so a complete restoration is scheduled for the working season. If your roof fails in January we stabilize it and put the permanent system on the calendar for spring.
Do you work on Pontiac's older downtown and industrial buildings?
Yes. The buildings around the Woodward Loop, along Saginaw and Perry, and through the old industrial areas off Baldwin and South Boulevard are mostly masonry with low-slope roofs and tall parapets. Parapet and wall flashing is the recurring problem on those buildings, and a sprayed system handles that transition far better than a mechanically fastened membrane.
