Pontiac has some of the oldest and best-built housing in Oakland County, and some of the least insulated. Where the Money Goes in an Older Pontiac House
Start at the top. The attic in a pre-war Pontiac house typically has a few inches of original material and a ceiling plane that has never been sealed — open partition tops, a masonry chimney chase with a two-inch gap all the way around it, and a hatch that fits like a lid on a shoe box. That is where the heat is going.
Then the basement. A stone or block foundation with an exposed rim joist leaks cold air in along the entire perimeter, and every cubic foot of air that comes in down there is pulling warm air out through the attic.
Walls come third for most owners because they are the most invasive, and honestly, on a lot of houses the first two get you most of the way.
