The Metal Roof Problem
A metal roof does not usually fail in the field of the panel. It fails at the connections: exposed fasteners whose washers have hardened and cracked, panel laps that move with every thermal cycle, and the ridge and eave conditions where sealant was expected to last thirty years and did not. At a low slope, ribbed panels also hold water in the flats, which accelerates every one of those failures.
Re-panelling means unbolting the entire roof and exposing the building. There is a better sequence.
What We Do Instead
- Wash and treat. Power wash the panels, treat surface rust, replace any fasteners that are gone.
- Reinforce. Every seam, ridge, eave and fastener head gets fabric and mastic reinforcement.
- Foam, if insulation is the goal. Polyurethane sprayed over the panel fills the ribs, flattens the profile so water drains, adds R-value, and kills the rain noise.
- Coat. A reflective elastomeric or silicone topcoat over the whole assembly. No exposed fasteners remain.

Do you roof metal buildings in Wixom?
Yes — metal building roofs are a specialty. Rather than tearing off and re-panelling, we clean and treat the existing metal, reinforce every seam and fastener head with fabric and mastic, and then either coat the roof or spray polyurethane foam over it and coat that. Foam over metal also eliminates the drumming noise in heavy rain and adds insulation to a building that typically has very little.
Can foam be applied over a corrugated or ribbed metal roof?
Yes. The foam fills the ribs and creates a flat, monolithic surface, which incidentally corrects the drainage problems that ribbed profiles cause at low slopes. Once the topcoat goes on, there are no exposed fasteners left anywhere on the roof.
