Novi is a city of big houses and big roofs. On the residential side, most of what sits between Ten Mile and Fourteen Mile, Beck Road and Novi Road, went up between 1990 and 2015 — large-volume homes with cathedral ceilings, two-story entries and long HVAC runs. On the commercial side, the business parks off Grand River, Haggerty and Cabot are full of single-story flex and office buildings with acres of low-slope roof. Both benefit from the same material, applied very differently.
For Novi Homeowners
Big volume means big stack effect. Warm air collects at the top of a two-story foyer or an open great room and finds every unsealed penetration in the ceiling above it. Meanwhile the bedrooms at the end of the longest duct run never quite get comfortable. The insulation work that helps most here is:
- Attic plane air sealing — top plates, can lights, the HVAC chase, and the big open cavity above a two-story foyer soffit
- Uniform attic depth — builder blow jobs are almost always thin at the perimeter and deep in the middle
- Bonus room and knee wall foam — the room over the garage, sealed on all six sides
- Cathedral ceiling foam at the roof deck where there is no way to vent properly
- Rim joist foam in the basement before you finish it
For Novi Building Owners
A single-story building with 30,000 square feet of roof spends a lot of money conditioning the space directly under it. Two things fix that at once: a spray-applied foam roof, which adds R-value where there is currently almost none, or a reflective coating system over a sound existing membrane, which cuts solar gain and stops the leaks without a tear-off.

Why does a newer Novi house need more insulation?
Because "built to code" describes a minimum, and because volume matters. Novi homes tend to be large, with two-story foyers, cathedral great rooms, bonus rooms and long duct runs to the far bedrooms. Those features create stack effect inside the house — warm air rises to the top of the foyer and pushes out through the attic plane. Sealing that plane and getting real, uniform depth over it changes how the whole house behaves, even on a house that passed inspection ten years ago.
Do you insulate the commercial buildings in Novi's business parks?
Yes. The flex, office and light industrial buildings off Grand River, Haggerty, Cabot and Twelve Mile mostly have low-slope roofs, and we install spray-applied polyurethane roofing and reflective roof coatings on them. Coating an existing roof avoids a tear-off, adds insulation value, and cuts summer cooling load on a building with a lot of roof area per square foot of floor space.
Can you insulate a Novi home while we are living in it?
Yes. Attic work, rim joists, crawl spaces and garage ceilings are all done from unfinished areas. We mask the path in, run hose from the truck, and ventilate the work area. For attic-only jobs most families stay home; for larger interior applications we will recommend being out of the house for a few hours during and after the spray.
