Orion Township wraps around the village of Lake Orion and looks nothing like it. Where the village is old, dense and built on the water, the township is subdivisions from the 1990s onward, open land still being developed, and a substantial commercial and industrial corridor along M-24 and Brown Road. Different buildings, different problems, different work.
Residential: Get It Right Before Drywall
If a house is going up in one of the subdivisions off Joslyn, Baldwin, Clarkston Road or Brown Road, the cheapest insulation you will ever buy is the foam that goes in while the framing is open. We schedule around the builder trades and spray the assemblies that are impossible to fix later:
- Rim joists around the entire basement perimeter
- Cantilevered floors and bump-outs, sealed at the perimeter
- Garage ceilings under bedrooms and bonus rooms
- Attic knee walls and sloped ceilings before they are closed in
- Full exterior wall cavities where the plan specifies foam
For houses already standing, the retrofit list is the usual one: air seal the attic plane, bring the depth back up, foam the rim joist, and fix the bonus room over the garage. See new construction insulation.
Commercial: The M-24 and Brown Road Corridor
The industrial and flex buildings along that corridor have exactly the roof profile that spray-applied systems are built for — large, low-slope or metal, crowded with rooftop equipment, and usually under-insulated. A foam roof goes over the existing surface with no tear-off, self-flashes every curb and penetration, corrects ponding, and adds R-value to a building that has very little. Inside, closed-cell foam on the underside of metal panels stops the condensation that gets mistaken for a roof leak every winter.

Yes. That corridor has a concentration of industrial, warehouse and flex buildings, most with large low-slope or metal roofs. We install spray-applied foam roofing and reflective coating systems over the existing roof, and we insulate metal building interiors where condensation is the issue.
Is Orion Township different from Lake Orion for insulation purposes?
In practice, yes. The village of Lake Orion is older, denser and mostly cottage-conversion housing on the water — that work is crawl spaces and knee walls. The township is largely subdivision housing from the 1990s onward plus the commercial corridor, so the work there is attic planes, bonus rooms, new construction and commercial roofs.
