Oxford sits where suburban Oakland County gives way to open country. “My Barn Roof Leaks” — Except It Does Not
Here is what is actually happening. Steel panel has almost no insulating value and almost no thermal mass. On a cold night the underside of that panel is essentially the same temperature as the outside air. Any moisture in the building — from a vehicle brought in wet, from a concrete floor, from a heater, from your own breathing — rises, contacts that cold steel, and condenses. Then it drips on whatever is stored below. It happens on clear nights with no rain in the forecast, which is the giveaway.
Ventilation helps a little. It does not solve it, because you cannot ventilate a building faster than it produces moisture in January without also making it uninhabitable.
The Fix
- Closed-cell foam directly to the panel. It bonds to the steel, so there is no air gap and no cold surface exposed to interior air.
- Laps and fasteners sealed. Because it is sprayed as a liquid, it seals every seam and every screw penetration in the same application.
- Thickness matched to the goal. Two inches or so for condensation control and unheated storage; more where you intend to heat the space.
- Walls and perimeter where needed. If the building is going to be heated, the walls and the base of the wall matter as much as the roof.

How do you insulate a pole barn in Michigan?
Closed-cell spray foam applied directly to the underside of the steel roof and wall panels. It bonds to the metal, so there is no gap where warm interior air can reach a cold surface and condense. It also seals every panel lap and fastener penetration in the same pass and adds rigidity to the panel assembly. Thickness depends on what you want out of the building — a couple of inches for condensation control and unheated storage, more if you intend to heat the space.
Will foam stop my pole barn from raining on the inside?
Yes, and that is usually the reason people call. Interior moisture condensing on cold steel is what produces those drips, and no amount of ventilation fully solves it in a Michigan winter. Foam removes the cold surface, which removes the condensation.
Do you insulate the walls too, or just the roof?
Both, depending on the goal. If you only want to stop dripping and protect stored equipment, the roof is often enough. If you intend to heat the building, walls, roof and the perimeter at the base all matter, and we will spec the whole envelope.
