Because of how they are built. A large share of West Bloomfield houses have rooms that hang out past the foundation — a bay window, a bonus room over the garage, a cantilevered breakfast nook, or a floor that steps out over a walkout. Those floor assemblies are exposed to outdoor air on the underside and were usually filled with a batt that sagged away from the subfloor years ago. Spraying the underside of that floor with closed-cell foam puts the insulation in permanent contact with the deck and stops the draft.

Yes. Lake-adjacent crawl spaces are damp by definition, and a vented crawl on a humid August day pulls moist air in and condenses it on cool framing.
