- Replace is necessary when the deck is deteriorated, when the roof already carries two roofing systems, or when the assembly is saturated wall to wall. That is a real tear-off and we will say so.
We do a free inspection with core cuts and moisture scanning where warranted, and give you the honest category. Selling a $200,000 tear-off on a roof that needed a $60,000 restoration is not a business we are interested in.
