Macomb Township went from farm fields to one of the fastest-growing communities in Michigan in about twenty-five years. Almost everything between 21 Mile and 26 Mile, Romeo Plank and North Avenue, was built after 1995 — big two-story colonials, three-car garages, unfinished basements and open floor plans. That means the insulation problems here look nothing like the ones we solve in Detroit or Flint. Nobody in 48042 needs their knob-and-tube chase sealed. What they need is a builder-grade attic finished properly and a second floor that is livable in August.

1. Finishing what the builder started
Code minimum is not the same as done. The typical Macomb Township attic has loose fill blown to a depth that looked fine at final inspection, sitting on a ceiling plane that was never air sealed. Top plates, can lights, the HVAC chase, the drop soffits over the kitchen island — all open. We seal, baffle, and bring the depth back up.
2. New construction foam
If your house is going up now, this is the cheap moment. We spray rim joists, cantilevered floors, garage ceilings under bedrooms and, where specified, the full exterior wall cavity, all while the framing is still open.
3. Pole barns and outbuildings
North of 25 Mile there is a pole building on half the properties. Closed-cell foam sprayed directly to the underside of the steel roof panel eliminates the condensation drip that ruins whatever you are storing, and makes the building heatable for the first time.

Do you insulate new construction in Macomb Township?
Yes, and it is a large part of what we do out here. Macomb Township is still building, and we work directly with builders and homeowners on new homes off 23, 24 and 25 Mile. Foam goes in after rough mechanical inspection and before drywall — rim joists, exterior wall cavities where specified, cantilevers, garage ceilings under living space, and the attic knee walls. Getting it right at that stage is far cheaper than chasing drafts later.
My Macomb Township house is only 15 years old. Why is the second floor still hot in July?
Almost always ductwork and attic heat. Builder-grade attics in this area got the code minimum of blown-in and very little air sealing, and the second-floor supply runs are long. On a 92-degree day the attic above those bedrooms hits 130-plus and radiates down. Air sealing the ceiling plane, topping the insulation off properly, and sealing the duct boots usually drops the upstairs several degrees without touching the HVAC system.
Should I use blown-in insulation or spray foam in a Macomb attic?
If the attic is a simple vented space with no mechanicals, the best value is spray foam air sealing at the penetrations followed by blown-in insulation to depth. If the attic contains the furnace or air handler, or the house has a lot of cathedral or tray ceilings, closed-cell foam at the roof deck is the better assembly because it brings the equipment inside the conditioned envelope.
Do you also insulate pole barns and detached garages in Macomb County?
Yes. Plenty of properties out toward 26 Mile and North Avenue have a pole building or a big detached garage that the owner wants to heat.
