Restoring a Roof With Tenants in the Building
A tear-off on a multi-tenant building is a month of noise, debris, dumpsters in the customer parking, and the standing risk that a storm arrives on the day the deck is open. Every one of those is a tenant relations problem before it is a construction problem.
A coating or foam restoration is applied from above onto a roof that is never opened. There is no debris falling into the ceiling grid, no exposed deck, and no closure. We stage from a corner of the lot and phase the work so entrances stay clear.
What We Look At During the Survey
- Is the insulation wet? Core cuts and, where warranted, moisture scanning tell us how much has to come out before anything goes on.
- Where does water stand? Ponding areas get built up with tapered foam so they drain instead of sitting.
- How crowded is the roof? Restaurant and medical roofs carry a lot of equipment — RTUs, exhaust hoods, grease containment, condensers. Each is a flashing detail on a membrane roof and a non-issue on a sprayed one.
- What is the drainage? Undersized or clogged internal drains and scuppers get corrected as part of the scope.
System options: elastomeric and silicone coatings when the roof is watertight but aging, or SPF roofing when you want insulation and drainage correction as well.
